2019/2020 New Construction Trends

Part of being a good Realtor is staying familiar with the new home communities being built in your area. I love visiting new home sites and touring their spec homes. Recently I visited 5 new construction communities in one day, all across the Las Vegas Valley. I noticed some consistent and emerging trends that I don't often see in existing/resale homes. Here are the home trends we will be seeing a lot more of in the years to come:


1. Indoor/Outdoor Living


Whether a wall of windows or doors that slide wide open, emphasis on indoor/outdoor living is a huge trend right now! Interior courtyards are also a chance to bring the outdoors in. Las Vegas is a place where you really can spend so much time outdoors throughout the year. I feel this trend will be around for many years to come.


2. Decorator Ceilings


Ceilings clad in wood, coffered ceilings, painted ceilings, and ceilings with special molding details are everywhere right now! Long gone are boring, plain, white ceilings.


3. No Formal Living Room


Almost none of the new homes I toured (from about 400k price point to $7 million) had a formal living room. Home buyers have come to feel that a formal living room is a passé waste of space! Living is now most often done in one great room, with the space that a formal living room would have taken up being put to more efficient use. Now, I'm seeing home offices, movie rooms, or even a home gym in place of a formal living room.


4. Movie Room


Home theatre/movie rooms are becoming a fun and popular addition to new homes! New homebuyers are loving these cozy spaces to watch movies with the family or catch their favorite team playing a game!


5. Massive Kitchen Islands & Seeing Double


While touring new home communities (Scots Pine in Summerlin, Mesa Ridge, The Bluffs in Southern Highlands, and Ascaya in Henderson to name a few) I noticed a BIG trend in the kitchens: HUGE islands! I'm talking massive islands with room to seat a whole host of friends! Also in the kitchen, two sinks and two dishwashers seems to be highly desirable for many buyers! One main sink and one prep sink was found in most of the model homes I toured as well as double dishwashers.


6. Fire Pits


While I don't think fire pits are necessarily a new trend, I do think they are as popular now as ever before. Almost all of the new homes I have toured recently featured an outdoor gas fire pit. I'm all bout it! What a cozy way to enjoy a cool desert night beneath the stars! This trend won't burn out any time soon.


7. Wine On Display


Wine enclosures were prevalent in my recent new home tours--but I'm not talking about a stuffy old wine cellar clad in stone. The new style of wine storage is on full display, surrounded by glass walls, tucked beneath staircases and in recessed niches, or gracing a dining room wall in lieu of art.


8. Style: Desert Contemporary


For new construction homes in the Southwest US, and especially in Las Vegas, I am seeing desert contemporary style all over! This means using earthy colors like taupe, grey, black, and brown that blend in with the natural desert landscape and mountains beyond. Natural elements like stacked stone, packed earth, and wood are incorporated. Clean lines dominate. Desert plants like cactuses and mesquite trees bring in greenery. Large windows and contemporary architecture let in and mimic the surrounding topography. This style exudes a sleek, refined, and modern aesthetic.


Touring new homes is a great way to see what today's homebuyers are looking for.
